Electrical Services - For a Secure Supply at all Times
The MLC Centre offers a range of electrical services designed to meet current and future tenant power requirements plus added benefit of diesel generator stand-by power supplies to meet essential energy requirements.
The building's electrical system has been designed on rising main basis and each floor has a capacity of 80VAm2 with a maximum of 120VAm2 - well in excess of known tenant power requirements.
Supply Authority
The electricity supply authority for the MLC Centre is Energy Australia. The MLC Centre has three separate high voltage sub stations fed from the Sydney Electricity triple grid feeders ensuring maximum reliability.
Standby Power Supply
Six diesel generators provide back-up power supply up to a tenant load of 40VAm2. The diesels are auto-synchronised by PLC Computers so that when a total or partial power fail occurs, within five minutes power has been fed to the main switchboards from the diesel generators.
LIGHTING - FOR A SUPERIOR WORKING ENVIRONMENT
The lighting for the MLC Centre is a 32 watt octron system specifically designed to provide comfort in relation to all work activities without creating distracting glare, specifically to provide uniform illumination over the tenanted area.
Operating economy has been a major selection criteria and the low loss ballasts of the octron lighting system provides extremely low energy consumption. The light fittings are ultra-low brightness (ULB) units consisting of two 32 watt octron fluorescent tubes contained within a high purity aluminium cell reflector. This system provides 600 lux average which is well in excess of requirements and allows a lux level above requirements after tenant fitout without the need to install additional lighting.
Air conditioning supply and return air slots are integrated into the sides of the light fittings.
As floors are gradually upgraded, new light fittings are installed with electronic controls and and twin 28 watt T-5 tubes. These have an even higher energy efficiency.
In the common areas including the tea rooms and toilets high efficiency PL fluorescent lighting has been used.
Emergency Lighting
Emergency exit lighting complies with AS2293 and is monitored by a single point monitoring system so that the condition of each and every fitting is monitored on a continuous basis at the MLC Centre management office.
